Recently, the evolution of the real estate market is considered a key indi- cator of the well-being level of the economic system. In particular, positive perfor- mance of the housing sector could drive the economic growth as well as improve social and environmental conditions of a country. Thus, the study of the indices measuring the performance of this sector could be a useful tool for planning macroe- conomic policies for a territory. In this paper, the behavior of a real estate index in the Italian provinces, from 2000 to 2018, will be studied through a nonparamet- ric space-time geostatistical analysis. In particular, the probability that the amount of the transactions in the residential sector exceeds some fixed thresholds will be estimated for the period 2019-2021.
